This site is owned and operated by Digital Delivery, Inc (“Digital Delivery”).  Digital Delivery provides software and services which facilitate the generation of disclosures and closing documents for all 1-4 family residential loan products.  Because we gather certain types of information, we feel you should fully understand the terms and conditions surrounding the capture and use of that information. This privacy statement discloses what information we gather and how we use it.

 

For the purposes of this policy, an “unauthorized third party” is any organization or individual not associated with a particular Digital Delivery customer (“customer”), authorized representative of said customer (“user”), or document preparation transaction (“transaction” or “process”).

 

INFORMATION WE GATHER

Digital Delivery gathers three types of information: Information about customers, information about users, and information necessary to facilitate document preparation.

 

Customer information is collected mainly during the Digital Delivery Web Application (“application”) setup process. This information allows us to tailor the application’s behavior and content specific to the customer’s needs and to ensure proper completion of finished documents.  It also helps to ensure proper segregation of information among Digital Delivery, Inc.’s growing customer base.  Under no circumstances does Digital Delivery, Inc. intentionally divulge any customer information to an unauthorized third party.

 

User information is also derived mainly during the Application setup process, though users are often added during the course of doing business.  The type of information collected is only that which is necessary to uniquely identify a user as an authorized representative of the customer.  This includes, but is not limited to, a user’s full name, email address, and telephone number.  Under no circumstances does Digital Delivery, Inc. intentionally divulge user information to an unauthorized third party.

 

Transaction information is all that which is necessary to facilitate the generation of disclosures and/or closing documents for a 1-4 family residential loan product.  The information collected is specific to both the customer and transaction.  Under no circumstances does Digital Delivery, Inc. intentionally divulge transaction information to an unauthorized third party.

 

Children

Consistent with the Federal Children's Online Privacy Protection Act of 1998 (COPPA), we will never knowingly request personally identifiable information from anyone under the age of 13 without requesting parental consent.

 

Usage tracking

Overall usage statistics according to a user's domain name, browser type, and MIME type by reading this information from the browser string (information contained in every user's browser) are tracked by Digital Delivery, Inc. across all sites.  Transactional data statistics are also collected in order to facilitate application debugging, as well as internal auditing.


 

Cookies

We may place a text file called a "cookie" in the browser files of your computer. The cookie itself does not contain Personal Information although it will enable us to relate your use of this site to information that you have specifically and knowingly provided. But the only personal information a cookie can contain is information you supply yourself. A cookie can't read data off your hard disk or read cookie files created by other sites. If you've set your browser to warn you before accepting cookies, you will receive the warning message with each cookie. You will need to have cookies turned on to use this site.

 

USE OF INFORMATION

As stated above, we use information that users voluntarily provide in order to identify our customers, their users, and in the preparation of mortgage documents.  We don't track the usage patterns of individual users, nor will we disclose any information about any individual user except to comply with applicable law or valid legal process or to protect the personal safety of our users or the public.

 

SHARING OF THE INFORMATION

We will not share information about individual customers or users with any third party, except to comply with applicable law or valid legal process, to protect the personal safety of our users or the public, or those third parties duly authorized by the customer or user.

 

SECURITY

Digital Delivery, Inc. operates secure data networks protected by industry standard firewall and password protection systems. Our security and privacy policies are periodically reviewed and enhanced as necessary and only authorized individuals have access to the information provided by our customers.
